What is covered by the Residential HVAC Service Contract?
Fall Tune Up
Gas Heating Systems
- Inspect flue, pipes and draft diverter
- Check heat exchanger
- Check valves, wiring, thermocouple, ignitors and air filter
- Inspect blower for alignment and cleanliness
- Clean, inspect and adjust pilot assembly and all controls
- Check for proper operation, efficiency and leaks
- Check for carbon monoxide
Electric Heat and Heat Pumps
- Check, clean and lubricate motor
- Inspect belt condition, tension and alignment
- Check and adjust thermostat, sequence control
- Inspect all electrical connections, air filter and heating elements
- Check defrost controls, condenser fan motor, refrigerant charge and defrost cycle
Spring Tune-Up
- Inspect evaporator coil
- Check return air filter
- Flush drain and check drain pan
- Clean condenser coil
- Check electrical connections
- Check amperage of compressor and fan motor
- Check indoor blower motor for alignment and cleanliness
- Lubricate motor as needed
- Check noise and vibration levels
- Check operating pressures and refrigerant levels with gauges
- Check thermostat operation
- Examine all parts for visible wear
The following items are not covered under the Residential HVAC Service Contracts:
Piping, duct work, registers or radiators beyond the heating or cooling unit; Repairs resulting from fire, flood or acts of God; Complete replacement of furnace, boiler or air conditioning equipment including evaporator coils; Future changes required by government codes or insurance requirements; External power supply, disconnects and components of a Zone System, and controls leading to the furnace or air conditioning unit; Work performed after alterations have been made by anyone other than JE Shekell, Inc.; Repairs or cleaning needed to place the equipment in proper working order before acceptance of the Total Comfort Program; Furnace heat exchangers, electronic air cleaners, UV lamps, humidifiers and filters; Fuel and other storage tanks; Servicing of boiler systems; Servicing of oil furnaces; Equipment 15 years or older are only eligible for the Comfort Plan
